What Is An EPC?
An EPC is an Energy Performance Certificate which gives the property an energy rating from A-G. This is based upon the amount on energy your home will use. An A rating will mean your home is very energy efficient, and a G rating will mean your home is the least energy efficient, the impact of which will be higher fuel bills etc.. The certificate will also give your home a rating for Carbon Dioxide emissions, again rating the property from A-G. ( A being the most environmentally friendly)
Who Will Need An EPC?
From the 1st August 2007 it became compulsory for vendors to provide an EPC within the HIPs pack, however, from 1st October 2008 every property rented out within the UK will need one. The good news is you only need to get one every 10 years!
So Why Have EPC's Become A Legal Requirment?
As Climate Change is becoming a worldwide concern, there is a real sense of urgency to raise public awareness. One of the issues within climate change is CO2 emissions. The Government wants to make people aware of this fact, as up to one third of all CO2 emissions in the UK are from the domestic home! By the year 2050, the Government wants to reduce this figure by 60%.
The Benefits Of An EPC
The Energy Performance Certificate will suggest areas for improvement and make recommendations for your home which will improve the energy rating. If the recommendations are taken on board this will help to reduce your fuel bills and CO2 emissions. One of the basic examples would be; increasing your loft insulation could save you up to £200 per year on your fuel bills. If every home with an energy performance certificate were to make one improvement, this would have a positive impact and help the Government to achieve their targerts!
